Commercial Project

Architectural Program and Constraints
Our team (consisting of Isiak James, Anthony Richard, and Colyn Torson) was tasked to propose a commercial building space in the area located a 1254 E Us 224 Ossian, IN, 46777.  Our design had to be legal and useful to the community and on more than 15,000 sq. ft.  It needs to include a parking lot, offices, and other facilities.  Our team decided on a ultimate Frisbee field that included a coffee shop.  Also the school and other athletic teams would be able to rent it out if needed.  This will be helpful to the community and is useful.
Site Info
The property site is located in section 5 of Township 27 N Range 12 E. The area is 5.11 acres and includes a pond. The property is located adjacent to Norwell Middle/ High School.The site is not located in a wetland, and is a typical climate zone for northeast Indiana. Several Maps are listed below:

Applicable Codes
This project will adhere to the International Building Code, 2009 for all codes and regulations


Zoning
According to the Wells County GIS, the project site is located in a farm zone.  
ADA requirements
ADA accommodations will adhere to chapter 11 of the IBC 2009, especially relating to the entrance ways and restroom facilities. Specifically we are adding a ramp and wider door ways. Also we are adding a handicap accessible restroom.

Occupancy classification and description Assembly Group A. 

Assembly Group A occupancy includes, among others, the use of a building or structure, or a portion thereof, for the gathering of persons for purposes such as civic, social or religious functions; recreation, food or drink consumption or awaiting transportation. A-3 Assembly uses intended for worship, recreation or amusement and other assembly uses


Type of construction
.Based on the type of building, we will be building it out of steel, steel beams, and other framing members.

Maximum building size: maximum area, maximum height,maximum number of stories
Based on the building classification and constraints, our building will be 15,500 sq. ft. and 3 stories

Occupancy load (guess how many people) 
Based on occupancy tables and our own estimation of the use, our occupancy load will be around 150 people.  Our building is able to hold around 500 if needed.

Parking requirements
Adhering to ADA codes and occupancy requirements, we will have 200 parking spaces, and 20 accessible parking spaces.

Viability Analysis

1.     Review applicable codes, regulations, and zoning. Are all of the commercial or institutional facilities on your list legally allowable? Is a variance or zoning change necessary in order to obtain a building permit? Note that variances and zoning changes are routinely requested and should not automatically eliminate a commercial activity at this point in project planning. However, if the proposed activity will conflict with surrounding uses, a variance or zoning change may not be granted.

The indoor field is legal to have in the lot provided. we will have to get a zoning change in order to build this building. The zoning change should change the surrounding zoning areas
2.     Eliminate project ideas from the list that appear to conflict with codes, regulations, and/or zoning and for which you anticipate a variance or zoning change is unlikely. Your teacher will act as the zoning board in order to approve any zoning variance requests.  Select alternate potential commercial projects that you consider to be legally allowed or for which you anticipate a variance or zoning change is feasible (per your teacher). Provide at least three potential project ideas.

We have not projects that would conflict with a new set of codes or regulations. Our ideas for this plot of land are an ultimate Frisbee/football Field, a coffee shop, and a go cart track.
3.     Make a list of all of the important physical site characteristics that should be considered when choosing a type of facility to be constructed on the site. Examples include availability of utilities, environmental concerns, size and shape of property, location of floodplains and wetlands, etc.

The land has a rather large layout that has a pound towards the middle of the land. The land is also elevated towards the back of the property. There is not any floodplains due to the large pond located on the property.
4.     Approximate the square footage for each potential project. Then approximate the cost of the facility using the RS Means Quick Cost Estimator at http://www.rsmeans.com/calculator/index.asp?specialUser=FSONL. This site requires registration, but is free. If a specific facility is not listed, choose the facility that most closely resembles the project for which you are creating the estimate.
·   Record the Construction Type used for each project estimate.
·   Record the estimated Contractor’s Overhead & Profit, Architectural Fees, and Total Building Cost for low, medium, and high cost ranges for each project estimate.
·   Calculate the cost per square foot for the medium total building cost for each facility.
It is important to understand that the cost of construction alone cannot determine financial feasibility. The anticipated return on the investment must also be considered; however, we will not investigate investment return potential here.
The construction type of ultimate/football field and coffee shop is reinforced concrete. The constructor's overhead and profit is 564,300 on the low end, 627,000 for the medium end, and 783,750 on the high end. The architectural fees is between 197,550 on the low end, 219,500 on the medium end, and 247,375 on the high end. The totals are 3,019,050 on the low end, 3,354,500 on the medium end, and 4,193,125 on the high end.
5.     Based on the information previously gathered during your site discovery, site visits, and this activity, create a decision matrix to compare the development choices. The goal of the comparison is to choose a development option. Be sure to include a key that explains your method of comparison.

6.     Based on the results of your decision matrix, choose the commercial project that appears to be the best choice for the site. Write a brief viability analysis and project proposal describing the type of commercial facility that your team recommends for the site. Justify your suggestion using the information you have gathered and your decision matrix comparison as evidence.

We have decided on a mixture of a ultimate Frisbee/ football field and a coffee shop. We decided on this because these two were the two highest scoring on the decision matrix. Also these projects go together pretty well too.
Bubble Diagram
In the bubble diagram, we have the sign in area before the coffee shop so that the coffee shop can look through a curtain wall and watch any game or practice that is going on.  Then we would have hallways on the sides of the field.  One would lead to the men's locker room and storage. The other women's locker room, the offices, and the maintenance storage.
In this view we added a break room for the employees.
In this view we switched the break room and the offices.  Also we made it so that you walk into the coffee shop and if you take a right you can sign in to play on the field.


Project Management
For our project management, we came up with this Gantto Chart.  When we came up with the dates, we made sure we had enough time to work on each thing.  So far we are on schedule with the chart.  One change that we made is that we extended the deadline for the Design Development.

·         Describe the requirements for trash receptacle enclosures. (Section 159.187)
Three side same as the building material, and closed off with a gate.  6ft high or 2 ft above the trash can.

This is the bubble diagram that our group agreed on. It has a one way road on either side of the building making a big loop.


This is the design that we agreed on.  It has 60 degree angled parking lot on one way paths for easy parking.  The employee parking is in the back of the facility by the loading dock.  The one way roads going around the building has large wide turns so that trailers can easily make the turn.

We calculated this using a 30ft beam we placed in the coffee house in the front of the building. We had to use this beam, because the other beams in the structure are too large.
